Shepherds Bay Meadowbank Urban Renewal Project
Council has received the following four local development applications for the following activities in the Ryde and Meadowbank area.
These applications have been submitted to Council following the Concept Approval that was granted under Part 3A of the Environmental Planning and Assessment Act, 1979, by the Planning and Assessment Commission on 6 March 2013 and as amended on 16 October 2014.
LDA2015/0018 - 6-18 Nancarrow Avenue, 9-11 Rothesay Avenue and 41 Belmore Street, Ryde. Stages 2 and 3
Applicant: Shepherds Bay Urban Development Pty Ltd
Construction of a mixed use development involving the following:
- 2 residential flat buildings with a maximum height of 11 storeys containing 453 apartments.
- A shared basement which will service both residential flat buildings with 605 car parking spaces. Access is via Rothesay Avenue.
- Construction of a publicly accessible foreshore plaza and a publicly accessible link connecting Nancarrow Road to the foreshore plaza.
- Landscaping works.
- Community space which can be used by Council community for community purposes.
LDA2015/0019 - 2-18 Constitution Road and 7-9 Hamilton Crescent, Ryde. Stages 4 and 5
Applicant: Nancarrow Developments Pty Ltd
Construction of 2 residential flat buildings with a maximum height of 10 storeys. A total of 511 residential apartments are proposed over a combined basement containing 621 parking spaces. Access to the basement is via Nancarrow Avenue. The development also includes landscaping works.
LDA2015/0032 - 37 Nancarrow Avenue, Ryde. Stages 6 and 7
Applicant: Rothesay Avenue Developments Pty Ltd
Demolition of all structures, excavation and construction of 2 residential flat buildings with a maximum height of 8 storeys. The development will contain a total of 311 residential apartments over a combined basement carpark containing 422 parking spaces. Access to the basement is via Nancarrow Avenue. The development also proposes infrastructure works including the lowering of Constitution Road, traffic signals and stormwater infrastructure through the site. Landscaping works are also proposed including the creation of publicly accessible pedestrian and cycle through site links.
LDA2015/0031 - 116-144 Bowden Street, Meadowbank. Stages 8 and 9
Applicant: Rothesay Avenue Developments Pty Ltd
Demolition of all structures, excavation and erection of a mixed use development involving the following:
- Construction of three residential flat buildings. Two of these buildings will be a maximum of 10 storeys and the third building will be a maximum of 6 storeys. In total 422 residential apartments are proposed.
- The buildings will be erected over basement carparking containing 573 car parking spaces. Access to the basement is via Nancarrow Avenue.
- A single storey commercial building is also proposed on the site.
- Landscaping works including the creation of a publicly accessible pedestrian and cycle through site link.
- Infrastructure works on and adjacent to the site.
Please be advised that all of the above DAs are integrated development as they are within 40m of a waterway. The relevant approval body is the NSW Office of Water.
All four of the above applications will be determined by the Joint Regional Planning Panel as each application has a capital investment value of over $20 million.
The above applications are not 'designated development' under the terms of the Environmental Planning & Assessment Act.
